Carbon Monoxide Awareness
November is Carbon Monoxide Awareness Month, and we want to ensure all of our residents have an understanding of this hazardous gas. Often called the invisible killer, carbon monoxide is an invisible, odorless, colorless gas created when fuels (such as gasoline, wood, coal, natural gas, propane, oil, and methane) burn incompletely. In the home, heating and cooking equipment that burn fuel can be sources of carbon monoxide. Please follow the link below to access valuable safety information related to carbon monoxide.

28 Acres Update

As promised in our committee’s prior updates, we want to continue to involve the community with all the discussions and options being explored for the 28 acres. This is such an important area at the main entrance of Bent Tree due to the first impressions of residents, employees, other Bent Tree visitors, contractors, suppliers and delivery services. Again, our ad hoc committee was charged by Buddy Creef and the Board with exploring all the options, using the resident survey as a guide to those options, that would provide additional revenue to Bent Tree, with minimal costs and be aesthetically pleasing. The committee has had many meetings since being formed earlier this year. We have explored all the possible options. We have currently come down to two basic options for the property: 1) Leaving it “as is” with residents storing their trailers and small RVs in the back portion of the property 2) Some type of development. All the other options have issues that take them off the table, (i.e. one time sale with no recurring revenue, zoning issues, violation of our 501.c4 non-profit status, additional investment/operational costs, not aesthetically pleasing, etc.). We will be doing a 5-year pro forma (financials) on each active option. Remember, this is an exploratory committee, and no matter what options are presented, the community will vote after town hall meetings to explain the options.
Over the last several months we have talked to 15 different developer/builders to understand the best development option. We have also met with City, County and State officials, septic systems experts, appraisers, and other related parties. We have determined a 55+ Community is the best choice for a development. The area and homes would be no different than the rest of Bent Tree (single family homes, full assessments, gated, amenities, etc.). We have narrowed the list to the final 3 candidates using a specific criteria list for choosing the final developer/builder. We will be doing due diligence in the next few weeks, seeing existing homes built, financial capabilities, looking at property layouts, floor plans, facades, changes to our CC&R’s, etc. We will then get drawings and data from the final candidate to be able to present to the community in town hall meetings. If all the results are positive, we would hope to be able to vote in the 1st quarter of 2025.

News from the Animal Shelter |
Our newest residents are 2, approximately 4 week old orange kittens that were saved from death in a dumpster this week. They were found by a Bent Tree resident at his work. Thank you for saving them. These babies will be vetted and then up for adoption. They are safe with us at our Bent Tree Shelter.
We have kittens up through older cats all looking for loving homes.
We have sweet Mia , (dog) waiting for a forever home. She is in a wonderful foster home for now.
