Administrative Updates:
BENT TREE CAPITAL PROJECTS UPDATE

2023 has been a busy year for capital projects in Bent Tree. We appreciate everyone’s patience and adherence to safety in the areas of our projects. Here is an update on the completion of the following projects by the end of the year:
Golf Course/19th Hole: the improvements to the driving range and new chipping practice green are complete. Bent Tree staff have constructed a cement base beside the putting green and are awaiting the installers to arrive to erect the new clock. All of these improvements were funded by the gracious donation from Bob Foley through the Bent Tree Foundation. The clock tower will serve as a tribute to the Foley Family. The new retaining wall and concrete ADA access ramp has been completed near the Tavern patio. In the next few weeks, Blount Paving will be milling, paving and striping the handicap area to mesh with the new wall. We will be adding a stone façade to the wall to meet community architectural standards. We will also be adding a new unisex ADA accessible restroom inside the 19th Hole building as well as a new stairwell on the backside of the building. We anticipate all improvements to the building to be completed within the next 6 weeks. We do anticipate no interruption of the day-to-day operations of the golf course or The Tavern with this construction. However, please be careful when navigating the construction areas.
Paving: the paving work on several of our roads in Bent Tree is complete. Once the bulk of leaf season is behind us, the paving crew will return to stripe the newly paved areas. We anticipate this occurring in early December.
Water Line Installation: annually, our Water Utilities Department crew aims to install nearly 5000 linear feet of water lines in our community. This is an effort to replace the original water lines that are over 50 years old. Work recently started for this year’s project which is occurring on Tamarack Drive. We anticipate crews working on this project for the remaining 2 months of the year. Please be careful when driving in marked areas where our staff is working.
Stream Remediation: Bent Tree staff will be working with volunteers from Lake & Wildlife to complete some remediation work on Coffey Creek. Coffey Creek is one of the feeder streams to Lake Tamarack. The remediation work on the feeder streams is an effort to retain silt from entering the lake. This remediation work will start towards the middle of November.
SIGN ORDERS
Everyone from our first round of sign orders has had their installation and if there are any adjustments, they are in process now.
We realize the vendor had several hiccups as well as a couple on our end, but we have ironed out the details. Yesterday, we met with them at their office/shop and nailed down some new agreements.
We have gotten them to agree to a lower minimum order, allowing your wait time to be much shorter. They now also have all the materials in house and ready to assemble upon the order. They have assured us a minimum of three weeks from order to completion.
Times will still be reliant on how many order we have, we will need ten for each order we place. We have five at the moment, so take a look at your neighbor's new signs and if you like what you see, please feel free to order.
The size of the hanger has been adjusted as well. It will be wider and slightly taller, we also had them adjust the size of the lettering. We are happy with the look a bit more than the last ones. Most of the first signs look great, but signs with a bit more verbiage came out smaller than the old signs. You can adjust this size by reaching out tareedarby@bent-tree.com for details. |

Public Safety Updates:
CHANGE YOUR CLOCKS. CHECK YOUR BATTERIES.
Clocks officially fall back this Sunday morning at 2:00 AM. Since 1987, the National Fire Protection Association (NFPA) has run the campaign “When you change your clocks, change your batteries.” Smoke detectors have changed since the beginning, but the principle behind the campaign is the same!

Board of Directors Updates:
WORK SESSION
The Bent Tree Board of Directors will be holding a Monthly Board Work Session on Tuesday, November 7th, 2023 in the Recreation Room at Club Tamarack at 9 am.
This is an in person meeting and will be videoed for later viewing.

2024 Budget Focus of BOD Work Session
A proposed Bent Tree budget for 2024 will be presented and discussed at the Board of Directors work session at 9 a.m. Tuesday in Club Tamarack.
The budget would raise assessments by 5.36 percent next year. That includes 3.36 percent to cover the cost of living index for the greater Atlanta region, plus 2 percent that our governing documents allow. (The detailed budget and fee schedule can be found by following the link in this article.)
The board and administration have been meeting throughout October refining the spending plan. A major focus of these discussions has been freeing up more money for critical capital improvement needs that have built up over the years.
Under the proposed spending plan assessments for improved lots (homes) would rise 5.36 percent to $3,313 (up from $3,144 this year) and assessments for unimproved lots would go up to $978. The Annual General User Fee (AGUF) would increase $100 to $750 for improved lots and up to $70 for unimproved lots. AGUF is used to subsidize the cost of our amenities.
The board’s main focus in the coming year will be on increasing revenues for our amenities. After a year of weather-related shutdowns and other disruptions, the Tavern at the 19th Hole is up and fully functioning with a new chef, staff and menus, all of which should pay off in increased usage and lower subsidies. Internal and external marketing efforts for the golf course are also being planned.
The only major revision in Bent Tree’s slate of amenities is the subsidy reduction for the stables, with efforts being planned to develop a new business model in the coming months.
Next Tuesday’s work session will allow residents to comment on the budget by signing up for formal 3-minute presentations, and there also will be opportunity for residents to comment and ask questions during the board’s discussion.
Adoption of a final budget is scheduled for the Nov. 14 regular meeting.

This brother and sister are such sweet kittens. All of our kittens just love to be held and loved on. We have 3 other kittens and 13 other cats ranging from maybe a year to about 10 years old. Always an age estimate from the vet.
We spay/ neuter/chip and get their shots before adopting.
Please come meet our wonderful shelter cats and kittens.
