Board of Directors Updates:

The Board of Directors met on Tuesday. After reports from each of the standing committees and board initiatives, Ralph Morse presented a treasurer’s report which was approved. Under new business the Board approved the appointment of Margie Robinson and Sandra Stewart as co-chairs of the Election Committee.

The Board approved a motion to remove cannabis from the list of drugs for which Bent Tree employees are tested. Pre-employment drug testing will continue but it will not include testing for cannabis. This move is intended to make it easier to staff the Tavern.

The Board approved the members and officers of the Golf and Greens Committee and the newly elected officers of the LAD Committee.

The Amenities Initiative presented a proposal for a pilot program called Private Pass to allow up to 10 non-residents to purchase access of Bent Tree amenities. The proposal was approved.

Two rules changes were discussed. New rules were adopted regarding the Contractor/Commercial Access and the Transponder access programs. There was a first reading of new rules related to the Trash/Recycling Center.

The Board will meet again on March 19 for a discussion session and on the 26th of March for a regular business meeting. Residents are invited to attend both meetings. A Town Hall meeting to discuss proposed changes to the CC&R’s is also scheduled for Thursday, March 7th at 6PM in the Rec Room at Club Tamarack.

After the meeting, it was decided that an Ad Hoc Committee should be created to deal with the Sharp Top property. This committee will be headed by Calvert Huffines and Arty Allen. Its goal will be to determine the best use of the approx. 67 acres that Bent Tree owns on Sharp Top Mountain.

28 Acres Exploratory Ad Hoc Committee

Laird Carmichael—Co-Chair

Brian Feehan—Co-Chair and Board Rep

3/1/2024

Y’all saw Board President Buddy Creef’s overall plan with the several ad hoc committees he’s formed in the 2/16/2024 Friday News. Our committee is a little different than the others in that we are exploring all the different options for the 28 acres owned by Bent Tree, located at Cove Rd and Bent Tree Dr. We currently have about 30 Bent Tree persons storing their RV’s and trailers on the northern most section of the property. These are mostly hidden by the trees on that portion. A former BT employee has his house located on the southern section. We receive about $16k per year from those rentals. We have virtually no costs on that option. We are just starting with identifying all the other possible options or combination of options that could be done on that property. We are not considering a Dollar General/Tree, gas station/convenience store or similar commercial development which would not be appealing when entering Bent Tree. We will consider all the options with pros and cons for each option. We will periodically present to the Board and the community as the investigation of these options may take some time to complete. Community input during the process is welcomed. We will then generate a five-year proforma (P&L, investment, revenue, expenses) for each option. At that point, we will present to the Board and the community. A survey will be done to check the interest or not in the various options. Regardless of the Board, community input and survey, any change to the current use will have a vote of the community per our CC&R’s. Any input to the committee is welcomed. Just email to me at lairdscar@gmail.com and Brian at brian.feehan@bent-tree.com with suggestions or opinions. We will have invited guest from time to time. We are meeting most Mondays at 9am in the Administration conference room.

Other committee members: Rick Patterson, Mary Ann Hoggard, Cathy Rumble, Tony Young (Chair of LAD) as an invited guest

Public Safety Updates:

Transponder Expiration Today!

As many residents know, we have been putting out notices in the Friday News since December of 2023 regarding the transponder renewal process. Renewing is quick and easy and can even be handled with a simple phone call. We will continue striving to make this process more convenient than it already is.

During the renewal process, we found that many residents have sold cars or changed license plates without notifying our department. Please remember to notify us of these things when they occur to ensure accounts remain current and unauthorized people do not have gate access.

There are still many residents and property owners who have not renewed their transponders. If you find that your transponder is no longer working at the front or back gates, please contact Public Safety immediately at 770-893-2628 to correct the matter. The link below has everything you need to know about the renewal process if you have not taken action yet.

News from the Animal Shelter

Please Help Us!!  We need the word spread that we have Honey (sweet dog) and lots of cats to adopt or foster.  Please let your friends and family know that these babies need homes.
Honey was dumped at the Bent Tree beach area this fall with a collar and a leash attached. At first, we thought lost but no one came forward. She is young and loves to run and play. She loves all her shelter family.

Our cats range from young to older and all different and all great kitties. They have been found all over Bent Tree.

Yes, people are dumping and leaving pets even in our community!!

Please text or call 678-414-1047 to set up a visit to our Bent Tree shelter.
