Merry Christmas from everyone here at Bent Tree! As a friendly reminder, the administration office will be closed Friday, December 22rd and Monday, December 25th. 

Administration Updates: 


SPILLWAY BRIDGE


It was brought to our attention several weeks ago that there was some structural rotting of the existing spillway bridge.  Upon inspection, it was determined that the bridge was unsafe for use and our staff removed the ramps to make sure nobody used the bridge.  At this point, we have received quotes and designs from several vendors which the Board of Directors will be evaluating soon.  I do understand that this bridge is very important for walkers and people using the dam area for activities, especially when the spillway has flowing water.  I would like to alert the community that there is no quick fix to this problem as the existing structure is not salvageable.  Therefore, we will need to have a permitted design by the County and it will take some time to fabricate and install a new bridge in the area.  I appreciate the community’s patience as we work on getting this issue resolved.

If so, you need to contact your listing agent to make sure they have updated your Community Association Disclosure statement to incorporate the Capital Contribution Fee which was passed by Bent Tree Community residents on 10/31/2023. The $2,500 fee will be charged to Bent Tree home buyers starting January 1, 2024. If your agent fails to update the disclosure statement, the fee could inadvertently be assessed to the seller as the buyer must have prior notice. Please call your agent today to make sure the updates have been made to your disclosure statement.

Did You Know?


If you have a gravel or gray stone driveway and it slopes down to the road you are required to pave an apron with concrete or asphalt. The apron should be minimum of 10 feet in width and 12 feet in length and have a minimum of 3-foot flares on each side at its termination with the street.

News from the Animal Shelter

Merry Christmas from the Bent Tree Shelter. The kitten choir is singing “We wish you a meowy Christmas and a Happy New Year.”

Kittens, Cats, and Dogs oh My!!!  This has been the busiest year EVER at our Bent Tree Animal Shelter.
So far, we have adopted 26 cats/ kittens and 9 dogs in 2023. We still have lots and cats and kittens (3 new kittens this week) at the shelter. Our dog, Honey is going to her new home this week.


If you would like to meet any of our shelter family, please call or text 678-414-1047 or any of our shelter volunteers.
We have had soooo many dogs lost in Bent Tree and back home the same day. ( please check those electric battery collars and your fences for holes). Walking your dog off your property without a leash is not allowed unless you’re at the spillway during set hours. Our wildlife can be just too exciting for any dog to ignore.
