The Bent Tree Board of Directors held a Monthly Board Meeting on Tuesday, August 22, 2023 in the Recreation Room at Club Tamarack at 9 am.

Here is a summary of actions taken by the Board of Directors at its Aug. 22 meeting.

The board is considering moving toward an electronic system of voting for all governing document changes and board elections. The board heard a presentation from Votegrity, a company that provides voting services for HOA-type communities. A company representative conducted a Zoom presentation and demonstration of how its system works. Under the system residents would have the option of voting via paper ballots or from their home computers, using unique identifiers. The board will gather more information, including a cost analysis, with an eye towards possibly implementing the system for an upcoming vote on a proposed CC&R amendment instituting a new Capital Contribution Fee for new home purchasers.

The board approved on a 5-4 vote a measure requiring administration to prepare an initial proposed 2024 budget based on 2023 spending levels. The proposal generated extensive debate, with proponents arguing it would be a more effective way to reduce costs and opponents arguing that it would not give administration an opportunity to identify programs and improvements the community needs. Several open meetings on the 2024 budget will be held in October.

Approval was given for a road resurfacing contract for work on Big Stump Mountain Trail, Bald Eagle Bend, Little Hendricks Mountain Peak, Buckskull Court, Coachwhip Trail, Moonshine Bent and the Tavern handicap parking area. The work, costing $938,875, will be begin in September.

The board approved a $1,950 contract to remove asbestos from the old recycle building, and a$11,300 contract to demolish the structure. No date has been set for the work to begin.

The board heard the first reading of a proposed change in the community rules and regulations that would prohibit fishing at the spillway. Final approval is scheduled for the September meeting.

Boat storage changes also are proposed with a first reading, clarifying that boats must be stored in their assigned spaces. Final approval will be in September.

The board gave final approval to submitting a proposed CC&R change to the community establishing a capital contribution fee for new home buyers. The $2,500 fee is designed to generate additional funds for road maintenance and improvement. It would not apply to lot sales, or to Bent Tree residents of record who purchase another home here. It also would not apply to heirs of current residents. A town hall meeting is scheduled for Sept. 13, 7 p.m., at Club Tamarack, to explain the amendment and answer questions.

The board gave approval for friends and family of the late Tori Russell Ennis to place a memorial bench in her memory at the Memorial Garden waterfall.

The board approved the appointment of Gerald Lambert to the Architectural Committee.

AC Committee reminder: White is not an approved color for any exterior use in Bent Tree. This includes non-conforming factory finished windows, doors, etc.

Mulch: There is mulch at the quarry available for residents to pick up for free. You may also coordinate with admin to get a small dump truck load delivered for $125.

Water alert: Hydrant Flow Testing will resume Tuesday morning, 8/29 at 8:00.

The MGA held the King of the Mountain tournament this past weekend, August 19th & 20th. Captains Bill Fickes & Ken Baxley chose to honor past members Thomas Videon & Joe Stein. There were 40 players altogether, with 20 on each team and Team Videon (Bill Fickes) came out on top with 18.5 points to 11.5points. This was the first year the event was hosted and turned out to be a great success.


Club Championships are coming up in September. Be sure to sign up and participate for the best player in the club at your age group!

This sweet  male pup is at our Bent Tree Shelter.Do you know him? He is on a 5 day hold for his owners to come forward and if no one does he will be up for adoption.Please come visit and think about adopting or fostering. We are almost at our licensing capacity, so we need homes for kittens, cats and maybe this pup too.We vaccinate, get animals healthy and spay or neuter all our dogs and cats which costs thousands of dollars a year.Please support your  volunteer run,  donation funded shelter.Donate by check dropped off at Admin made out to the Bent Tree Foundation (animal care on the memo line) or go to the Bent Tree Foundation web site PayPal and designate animal care.Thank you for your continued support.
